In-depth Industry experience spanning 32 years in the hard money mortgage lending business. Nationwide lending to small and medium-sized real estate investors, achieving consistent annual ROIs of appx. 20% with a safety factor unattainable in conventional investments. Expert has been in business for himself since 1976 and still operates his business full time.

• Guidance on how to safely invest a client’s excess funds in ways not conventionally thought of. Expert in analyzing and valuing loan portfolios, vis-à-vis market conditions, mortgage terms, and collateral type & locations.
• 45 years comprised of owning (100%) and operating my own two businesses, training & managing, in total, appx. One hundred employees (It would have been more, except it didn’t have much turnover), assisting borrowers and other investors with goal-setting and strategic business planning.
• Full knowledge and in-depth understanding of the goals and mentality of small and medium-sized real estate investors, fellow Realtors, loan originators (mortgage brokers), appraisers, property managers and inspectors, conventional lenders, private lenders, and hard money lenders.
• Experienced with servicing mortgage loans and the requirements & software applications.
• Knowledgeable of the statutes and regulations governing mortgage loans, business-purpose loans, and usury. There are federal regulations and state-specific ones that will require continual updating and possible legal guidance.
• Expertise in procuring & designing 50-state mortgage and deed of trust document packages, including necessary lender-protective language covering a myriad of contingencies experienced during 32 yrs. Of lending.
• Knowing how to negotiate with banks and other lenders- knowing what lenders want and how they think. Plus, since 2005, Expert chose not to utilize any capital except his own. However, he can procure money from outside sources.
• Strong communication skills, including hundreds of public speaking engagements, educational seminars, and panel participation. He can fully outline and deliver a solid presentation for any audience and engage in small meetings, committee work, or the like.
AREA(S) OF EXPERTISE
He is the EXPERT in the hard money mortgage lending business, the real estate markets he lends in, valuing mortgages & underlying collateral, evaluating borrowers, and running a small business. He is not a rubber stamper but rather a questioner and not afraid to ask those questions. He knows how to invest money in mortgages and value such investments safely. He has learned and developed an expertise in this area which, in his view, trumps investing in securities.
LICENSING & AFFILIATIONS
He holds a Florida Real Estate Broker’s License and his wholly-owned corporation. He is also a former CPA. His “sister” company has a Florida Lic. Mtg. Lenders license, and is eligible, without further qualification, to be licensed, if required, in 39 additional states. The company is a member of our local real estate board. And, our companies are members of Expert's local, state, and national real estate and mortgage trade associations. Expert was also formerly a Certified Public Accountant in the few years after college graduation.

Responsibilities:Established the firm and sold substantially all stock in 1988. Remained, under contract, as Executive Vice President and CEO for the new owners until early 1990. Company was a full line distributor of glass, plastic, and metal containers (bottles, jars, cans, closures) which were sold to manufacturers and packers of foods, personal care products, paints, chemicals, etc. Em-Co was also a master distributor of paper, plastic, and allied disposable products for food service and sanitary maintenance. Em-Co sold this group of products only through distributors. Started the company from scratch with a $100K family loan. Eventually, had 5 branches throughout Florida and Puerto Rico and nearly 50 employees. Em-Co’s sales volume grew every year. In the last fiscal year before we sold the company, our sales topped $14MM. |
