Expert has over 20 years experience in the survey and inspection of a range of commercial and residential property. Having a good understanding of both modern and traditional construction he is able to produce practical and informative reports regarding the impications of any defects observed advising on such issues from thatch and cob to modern concrete construction and glass curtain walling.
Each survey is accompanied by a detailed photographic schedule.
The reports can be tailored to suit the client's individual requirements with a reduced scope of Building Survey known as a Report on Condition where an abbreviated version focusing on the main structure and fabric is provided. Budget costings for remedial work along with insurance reinstatement valuations and market appraisals can be incorporated as required.
Where a survey is required for a commercial building on the basis of a new lease the report can be produced in a Schedule of Condition format for appending to the lease accompanied by an extensive schedule of photographs.
Expert also has considerable experience in the preparation and negotiation of Schedules of Dilapidations on commercial buildings that detail the breaches of the tenants repairing covenants which are generally priced in order to demonstrate the landlord's claim for.loss.
Reports can also be produced for specific defects to give advice on cracking and movement or condensation and dampness for example. These can prove useful where a lender requires additional information to process a mortgage offer.
Party Wall Surveying
Since the Act came into force across the country in 1996 Expert has acted a Party Wall surveyor for both the Building and Adjoining Owner serving Notices, agreeing the Award and preparing the requisite Schedule of Condition.This has often required subsequent negotiation with the other party to resolve boundary issues and instances of damage caused by the building contractor.
