He has designations from the world's leading real property valuation organizations (the MAI designation from the Appraisal Institute and the MRICS designation from the Royal Institution of Chartered Surveyors). This taking of rights resulted in a damage estimate due to significant changes in its highest and best uses. One of the nations largest super-regional malls was to be impacted by a new zoning overlay district that impacted market rents, tenant renewals, lender rates, and risk characteristics. Unique valuation methods determined the damage to the property as a result of the government's proposed actions.
