A newly formed City changed the zoning and land use on a major resort development in order to maintain its integrity or prevent change. This taking of rights resulted in a damage estimate due to significant changes in its highest and best uses. One of the nations largest super-regional malls was to be impacted by a new zoning overlay district that impacted market rents, tenant renewals, lender rates, and risk characteristics. Unique valuation methods determined the damage to the property as a result of the government's proposed actions.
Real property valuation professional, a university professor/course developer, nationally published author and expert witness in multiple courts. Valuation and/ testimony includes complex properties, impaired properties, construction defects (including damages, loss of use, impaired marketability, stigma damage), eminent domain, forensic analysis, the standard of care analysis, USPAP reviews, and wide variety of other real estate litigation matters. Real property valuation/consulting experience throughout Florida and in an additional 37 States.
